We are not brokers, we are End to End Property Management solution providers. Right from providing inputs to transforming a house to loading it with all required amenities, we ensure it ready to move in.

It does not stop once you rent an accommodation with us, that it is just the beginning, we will take care of almost everything.

Monthly Rent includes the whole house one unit rental cost per month. Utility bills are not included and Monthly society maintanance , other charges if any are not included.

Food, Water, Electricity bill, Gas, DTH, Internet, maid, cleaning, garbage collection, society amenity charges, power backup fuel charges etc. has to be paid by tenants.

You can pay the rent on or before 5th of every month.

We encourage you to pay the rent on time to avoid inconvenience. Rs. 500 will be charged for the first Week delay and from 2nd week onwards Rs200 per day will be charged.

For major maintenance issues, you can register the complaint with us and we will ensure that the vendor ( local service providers) connect with you and solve the problem. We encourage you to take care of minor maintenance issues like fixing tube lights or bulbs. Repair & maintenance services will be done by 3rd party vendors (electrician, plumber, carpenter, etc) SmartLivein will facilitate the right vendor and costing. Payment has to be made by the tenants. We can also arrange an on-demand tie-up with 3rd party service providers for services like regular cleaning at discounted pricing.

We don’t, however, we can connect you with vendors and service providers for these Value-added services.

Till now our properties range from but are not limited to 1 BHK, 2 BHK, 3 BHK and 4 BHK builder floors, flats and independent houses, Villas.

Co-living spaces, Bachelor Friendly, Family Friendly homes in Gated communities, individual houses, stand-alone apartment buildings.

Fully furnished, Semi furnished Unfurnished homes.

Usually, it is Two Months Rent or it depends on the house owner terms,  as a Security deposit should be paid within 5 days of the booking date or 1 day before the move-in date; whichever is earlier. This amount is refundable subject to adjustments after 21 working days of move out.

Security deposit, shall not be adjusted to Rent during your stay.

A token amount is a small deposit made to book a home /Villa / Flat. Once the token money is paid, your booking is automatically confirmed. Booking cannot be made without payment of token money.

You shall be requested to show the Receipt at the time of Movein.

The token amount you pay while booking your home is automatically adjusted towards the Smartlivein service charges / Convenience charges to be paid.

This amount is non-refundable in any circumstances.

Once the booking is made, the house is booked for you. If you decide to cancel the booking, token money paid will not be refunded.

Visit our website, search for a home in your preferred locality, and schedule a visit online. Alternatively, you can also contact us, email, Whatsapp, and call our representative to the assistance for you in your search. You can also use the SmartLivein app to search and book homes.

Schedule your visit by filling the form online. Choose your preferred time and date and our member will get in touch with you. A visit executive will be assigned, who will take care of the rest. Alternatively, you can call us to schedule a home visit.

As we take care of the legal formalities for our tenants, we insist that you give us at least 48-hours prior notice before move-in.

While confirming your booking online by payment of Token Money, you can enter the move-in date that suits you. Our executive will get in touch with you immediately to confirm the move-in date.

In some cases, move-in may get delayed due to society terms & conditions or delays in the processing of legal documents. Please check with our representative to fix a convenient move-in date. Once your move-in is confirmed, our move-in team will help you with hassle-free shifting.

SmartLivein takes care of the entire documentation for the tenants. The documents that need to be submitted include:

Rent Agreement

Society specific approvals/documentation (if any)

A nominal fee for preparation and submission of the Rent Agreement needs to be paid by every tenant.

Yes, you need to submit the following documents within 48 hours of booking for verification and necessary approvals from the owner and Society.

  • Photo ID Proof (Voter-id Card, Passport, Driving License)
  • Employment Proof
  • 2 Passport sized photographs
  • 2 local references contact (Name, Contact number, Address, email-id)
  • Self-Employment Proof (if self-employed)
  • Permanent Address proof & Witness for rent agreement
  • Depending on social norms, we might ask you to submit some other documents as well. We will facilitate the process.

One set of keys shall be provided, at the time of move-in,

and the same should be handed over back to smartLivein at the time of Move out.

Yes, you can decorate your space tastefully without damaging the property if your owner has no issues. Please avoid structural changes without prior permission from the owner , society.

Yes, the tenants will be responsible for damages to the property, home premises.

Inform us via mail in the format provided by SmartLivein at least 30 days before your scheduled move-out date.

Personal Belongings

  • The tenant shall be responsible for his/her belongings in the Scheduled Premise and neither the owner, SmartLivein nor its vendors shall not be held liable/ responsible for the same.
  • For general maintenance and/or showing the scheduled premises to any prospective tenants, SmartLivein or house owner shall keep an extra key of the scheduled premises. It is hereby advised to all the tenants to keep their valuables locked inside the cupboards and not to leave them unattended.

Home Furnishing

  • In the case of theft/loss and damage of any furnishing or appliance or furniture in the house, the tenants staying at the scheduled premises at that point of time shall be held responsible.
  • Amounts shall be deducted from the security deposit of tenants towards compensation of the loss/ theft and damage. In case the recovery amount exceeds the security deposit, the tenants shall be liable to pay the amount.
  • For general maintenance & showing houses to other tenants, SmartLivein employees or its affiliate agents may keep a copy of the keys of your house. We advise you to keep your valuables locked inside the cupboards & never leave them unattended in open places.
  • SmartLivein or Owners shall not be responsible for any theft or accidental damage to your valuables in case of an untoward incident.

SmartLivein houses are located in various reputed societies and safe locations across the Cities we are present.

In order to maintain a peaceful environment of the society, nuisance, or misconduct of any kind including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises, and consumption of illegal and banned substances are not allowed in SmartLivein houses.

In the event, tenant breaks any rules as stipulated herein or as contained in the leave and license agreement, SmartLivein on behalf of the owner, reserves the right to, issue appropriate notice including but not limited to Eviction notice to the tenant including no refund of security deposit or more at its sole discretion.

A Refer & Earn entry is not entitled to reward for the following reasons:

1. The house of the Owner was already listed on SmartLivein

2. The house Owner has already been rented out his property.

3. The contact provided by you belongs to a Broker or Consultant.

4. The details provided by you are not valid.

5. The deal did not work out with the property owner.

Yes, At the time of signing the Agreement, you will be required to provide a copy of the following documents:

1. PAN card
2. Electricity bill
3. Water bill
4. Maintenance bill
5. Owner Adhar Card with permanent Address.
6. Cancelled cheque
7. Signed agreement
8. Keys of the full house
9. Valid Email Id & Phone numbers for Communications.

Not required, Our dedicated team that facilitates seamless moving in for new tenants. In case our team needs any assistance or information from you during the tenant’s move in, we shall reach out to you.

Please inform the tenant to send a request to move out thru email. Our team will assist them with the next steps and complete the formalities for seamless move-out,  security deposit refunds.
